Resumen

Este trabajo estudia las áreas ubicadas entre los espacios públicos y privados, "entre la calle y la casa", en los patrones urbanos de Madrid en el siglo XX, centrándose en el barrio La Ventilla en el distrito de Tetuán. Aunque estas zonas intermedias forman parte del espacio privado, debido a su ubicación en el límite de espacio público, se usan como espacios comunitarios. A continuación, mostraremos distintas definiciones que se han dado a estos espacios en la teoría de arquitectura y urbanismo, sociología y derecho. Hemos querido entender cuál es su papel en el urbanismo y tratar de darles el reconocimiento que merecen como principales generadores de actividad urbana. La elección del caso de la remodelación de La Ventilla, ejecutada por el IVIMA, se debe a su marcada identidad histórica y al ambicioso proyecto de su remodelación, sin antecedentes en el centro de Madrid. El análisis está centrado en el papel que han jugado espacios intermedios en la remodelación, si se ha buscado potenciar su actividad, si se ha reconocido su valor. Finalmente hemos intentado proporcionar unas recomendaciones a la hora de afrontar espacios intermedios, con la esperanza de que puedan servir de ayuda en futuras remodelaciones y edificaciones.

Abstract

This paper analyses the areas between public and private space, “between the street and buildings" in 20th century Madrid urban patterns, with focus on La Ventilla neighbourhood in the district of Tetuán. Although these in-between areas form part of the private space, due to their location on the verge of public space, they are used as community spaces. We part from various definitions that have been given to in-between spaces in the theory of architecture, urbanism, sociology and law. Our intention was to understand their role in urban planning and try to give them the recognition they deserve as the key generators of urban activity. The case of La Ventilla neighbourhood has been chosen due to its strong historical identity and its ambitious urban renewal, executed by IVIMA, unprecedented in the central Madrid. The research is focused on the role of in-between spaces in this urban transformation. Our intention was to estimate whether it was sought to enhance their use and if their value has been recognized. Finally we have tried to provide some recommendations for designing in-between spaces, hoping they could be helpful in future urban renewals and housing operations.
